Upon your arrival you will find everything you need to relax in the lap of luxury. I personally designed every detail of this square foot, 4 bedroom, 2 bathroom home to ensure that you and your guests thoroughly enjoy everything my home has to offer. Each bedroom has a luxurious feel that is decorated with a contemporary and modern style. The property features brand new furniture, high-quality, comfortable mattresses draped in soft, hotel quality and high thread count bedding. The entire home is fitted with plantation shutters to keep out the heat and light when you want to get some uninterrupted rest and relaxation. The home has been newly remodeled and has every upgrade you could ever want.
The spacious kitchen and bar area are ideal for cooking and entertaining. This property features a large kitchen full of natural light and plenty of seating. There will be no need to bring anything from home, as this kitchen is fully equipped with a refrigerator, gas stove, oven, pots, pans, mixing bowls, dishwasher, microwave, both indoor and outdoor dishes, cooking and eating utensils. If you prefer to dine out, there are plenty of delivery options from excellent nearby restaurants or take a short drive down to The strip or downtown and experience some of the best restaurants and celebrity chefs in the world, of course reservations are always recommended.
The backyard has a great outdoor living and patio space with a sparkling 8 foot deep pool. It is a private backyard that is the perfect place to swim, relax and fire up the easy to use gas barbeque to enjoy with your family and friends.
There is plenty of parking in the large driveway and if needed and free street parking that is safe and secure. Uber and Lyft are inexpensive options to get to and from the strip and the convention center.

You will have the whole house to yourself and access to everything available.
There is No Laundry on site, Laundromats are accessible nearby with delivery and pick up services. This home is friendly for elderly or people with mobility issues it's a one story home, there are no steps to enter the home the only step in the house is one small step into the master bedroom.
House Rules
1. No parties/gatherings (100% strict). Minimum fine of 500 and immediate termination of entire reservation without refund.
2. No additional people. Only Booked guests can be onsite at Any time unless communicated and explicit permission has been given in advance (and any applicable fees paid). Number of people on the property must match the number of booked guests in the reservation - children and infants count as guests and must be disclosed prior to check in. Only the same guests throughout the booking (no swapping).
Additional fees will be charged and/or security deposit kept if additional people are present (overnight or at any time). Up to 500 fine per un booked person. Reservation can be terminated without refund.

4. This is a non smoking home, if you smoke tobacco inside of this property you will be fined 1,000.00
5. Pets are authorized by host with prior booking request. Additional cleaning fee of 100 per pet.
6. Late check out is not available. If you check out past 11 am it is a 75 fee for every 30 minutes past 11 am. After two hours late check out, the fee will be 2.5 times your nightly rate in accordance with the terms of service on Airbnb

Trash Procedure: Please discard All your trash in the exterior bins for recycling and trash on your departure day. Perishables, beverages, food items, alcohol etc. can be left and donated to my housekeeping staff.
No smoking of any kind inside the house. Smoking inside the house may result in an additional $500 fee. Outdoor smoking is allowed and ashtrays are provided.
Pets must be authorized and require an additional $100 fee per pet.
No parties or events on property. If more than the disclosed amount of guests are on the property, at the hosts discretion your reservation will be cancelled without any refunds, or you may be charged $100 in addition for each additional guest. The max occupancy for this home is 8 guests.
Property Damages: Guests will be responsible to pay for the repair or replacement of damage to the house or household items, and any associated labor costs.
Quiet hours are between 10pm and 8am. Noise or music must be kept at a levels that are not audible to my neighbors. If any noise complaints are acquired, guests will be fined $1000 to pay for the city fines I will be issued. If my Short Term Rental License is revoked because of actions by the guests legal action will be taken against your for damages and loss of business.
Noise level monitoring devices are installed on the exterior premises to track decibel levels and do not record any voices or conversations. Guests will be warned if levels are too high during quiet hours, if there is no response and/or elevated noise levels continue, a security response may be triggered and guests will be fined $500 for such response. If elevated noise levels continue after security response, guests may be required to vacate the premises without a refund for the remainder of the reservation.
Locked closets in the home are for maintenance and supplies which are not accessible for guests.
If guest remains in the property more than 20 minutes past check out time without first obtaining the Host's approval, Guest will be charged for an additional night or 2.5 times the nightly rate in accordance with the Airbnb Terms of Service.
Pool Rules: Guests acknowledge that they use the pool at their own risk. In addition guests agree to supervise any children or additional guests brought on property at all times. Guests agree to Hold Host Harmless for any incidents involving use of the pool.
On Thursdays between 9am-9 pm my Pool Technician will enter the side gate to service the pool. Please do not remove the pool vacuum, it will get damaged when the pump turns on if it is not in the water and you will be charged for any replacement equipment or damage to repair.
Confetti and Glitter are not allowed on property. $100 additional charge for confetti or glitter clean up.
