## Space
Renovated with modern taste, respecting the building's original features and materials, this comfortable two-bedroom flat is the perfect place for those who love space, light and a super central location, just a 3-minute walk from the DUOMO and St. Mark's Square, with a view of Piazza Santissima Annunziata.
The interior design of the flat has been conceived to provide the best possible comfort for our guests, without sacrificing aesthetics.
On the first level there is a spacious and bright living room with 2 sofas, television and open kitchen. The windows overlook the SS. Annunziata, one of the best landmarks in Florence.
Then there is the master bedroom, a comfortable sofa bed for 2 extra guests, a bathroom with shower, and a wonderful bathroom with bathtub.
On the second level is the second bedroom, which overlooks the piazza.
Please note the apartment is on the top floor of an historical building without elevator, if you have mobility issues take this into consideration.

## Neighborhood
All major museums, squares, famous palaces and main attractions of Florence are within walking distance from the flat, meanwhile inside the apartment you will easily relax and enjoy the privacy of a house.
The position in the very heart of the town and the nice architecture inside the flat make it greater than any other.
The restaurants, pubs and clubs will give you the largest possibility of choice. You will easily find the best you are looking for!
Getting around
The public means of transport are excellent, but often you will simply walk to the points of interest, as they are very close.
The area is the historical centre itself. There are the smartest stores of the town, and also several small and large shops selling every sort of item. Just opposite the street there is a small supermarket (Italian Conad store)
The very best restaurants and the eating places where you can taste excellent traditional food or only a starting course or a spaghetti or pasta dish are within walking distance.
Here is a public bus service very close to the flat from the railway station and the airport. Even if most of the people often take a taxi.
There are lots of packing garages nearby.

The lead guest must be over 21 years old and will be required to sign a short-term agreement upon arrival. That is for insurance, fiscal and legal purposes. All guests are required to show a valid identity card upon check-in, if not, they will not be allowed to enter (due to Italian Police regulations).
By Italian law, stays exceeding 30 nights will require a tenancy agreement ( contratto transitorio)

Strictly no partying or loud noises. Please do not make too much noise when entering and leaving the flat in the evening and after 11 pm, as to respect our neighbours.
No outsiders allowed in the apartment without written approval, in order not to contravene the police regulations.
The final cleaning fee is intended as check out general cleaning. Keep the place reasonably clean and tidy and leave the kitchen cleaned (no dirty dishes and garbage left over). If not, please note that additional costs may be charged.
In Italian households there is an electricity power limit and if you use too many appliances at the same time the main switch might go off. Be sure to switch off the devices you were using before turning back on the electricity. The main switch looks like a white box and it will be shown to you upon arrival.
The septic system is very effective, however it will clog up if improper material is flushed. Do not flush anything other than toilet paper in the toilet. No feminine products should be flushed at anytime. If that happened and clog the septic system damages may be charged.
The municipality of Florence is classified in zone D. The activation period allowed for heating systems installed in zone D is from 1 November to 15 April
Building’s centralised AC are subject to limitations (normally AC is turned on from end of September to beginning of Spring.
Lost keys or getting locked out: Euro 100 per key set for replacement.
For stays above 30 days and above the Client will be responsible for paying bills on top of the agreed Rental fee, at the end of the stay based on Client's real consumption.
Check-in time is 2PM - 7PM
As we don't have a front desk please let us know a precise arrival time at least 24h before check in date.
Any late check in must be requested and approved 24h before arrival.
Early and Late Check-In has an extra cost:
From 12 noon to 2pm: €10 ( €15 on weekends)
From 7pm to 8pm: €25
From 8pm to 10pm: €35
From 10pm to MIDNIGHT: €45
No check-in after MIDNIGHT, except for agreement made previously.
