As our guest, you'll have access to a fully equipped kitchen, cozy living room with a 65' TV, dining room, private backyard w/ covered patio & much more. Prime location, only minutes away from all of South Tyler's shopping, dining & entertainment. With its charming ambiance and top-notch amenities, our home promises to make your stay truly unforgettable!
Please also note that the garage will not be accessible for guests as there are owner's belonging stored in there. Thank you!

PETS/SERVICE ANIMALS:
We can allow your fur babies but please make sure you follow the rules mentioned below:
โค Pet fee and pet deposit will be required
โค NO CATS! This is a hazard as future guests could have allergy issues.
โค No constant barking nor disturbances is allowed. We do not want anyone disturbed at any time. We assume the pet is well behave and will be trained to be quiet.
โค Non-aggressive breeds, no history of aggression, 50lb limit and $75 PER ANIMAL PER STAY DOG FEE (NON-REFUNDABLE). This only applies to reservations that do not last a maximum of one week. If your stay exceeds one week, the pet fee will be $75 per pet per week (non-refundable).
โค Pets and service animals must be supervised when in the backyard, not be left unattended at any time
โค Pets and service animals should have a collar, harness, or microchip with identifying owner information attached should it become lost and must be crated or kenneled when left alone to avoid accidents.
โค Please avoid any pet mess inside the house and outside as well. Guests are required to remove ALL TRACES of an animal being present at the property. Please pick-up their waste and dispose of it accordingly and bring a cover for our couches and chairs, if pets sit on them. Always have mattress protectors on beds regardless. Any damage caused by an animal must be repaired or reported to us and will be charged back to you.
โค You will need to disclose to us if you will be bringing a pet to the property. Please let us know your pet's breed, how many as well as weight at the time of booking.
RENTAL PARTY:
โค The rental party shall consist of the primary guest (no third party bookings, meaning the person who made the booking must be the person staying at the property). I have and will evict all guests if the primary guest is not staying at the property with no refund. The primary guest is responsible for ensuring that the accommodation is left in the condition it was in upon check-in. Primary guest shall be liable for any damages caused by his or her own acts and omissions (including without limitation failure to timely vacate the accommodation) and also for the acts and omissions of any individuals that the primary guest invites or otherwise allows into the accommodation. After the booking of reservation, no additional guests shall occupy the premises without written permission of the homeowner. If additional guests are approved, the maximum number of occupants shall not exceed five (5) people. The primary guest must have government-issued ID, previous host recommendations, and respond to my pre-booking message.
DRUGS AND SMOKING:
โค No drugs and smoking including, but not limited to tobacco, marijuana, electronic cigarettes, personal vaporizers, electronic nicotine delivery systems, crack or cocaine in any form, meth, heroine or any other drug classed as an illegal substance by the U.S. Government, hookahs and any other device that emits smoke and/or vapor inside the house. If the guests and/or their invitees smoke inside the house or allow smoke to enter the house, they will forfeit their deposit and the primary guest(s) will be responsible for additional fees to remove the smoke odor and damage from the house (including re-painting the entire interior of the apartment, cleaning the carpets & drapes, cleaning the furniture and washing down all interior surfaces of the apartment). If these measures do not entirely remove all smoke odor and damage from the house, the primary guest(s) are responsible for replacing all carpet, furniture, drapes and all other items that have absorbed any smoke odor.
PARTIES:
โค If guests are found to have had a party without host's permission which results in extra cleaning, guests will be responsible for extra cleaning charges.
EATING OR DRINKING:
โค No eating or drinking in the bedrooms.
QUIET HOURS:
โค Guests and their invitees will respect the neighborhood at all times.Please keep the noise to a minimum after 10:00 PM. At no time shall guests and their invitees cause any noise or other disturbance that could negatively affect the quiet enjoyment of all other neighborhood residents and guests.
FEDERAL, STATE AND LOCAL LAWS AND RENTAL RULES:
โค Guests and their invitees shall abide by all local, state and federal laws and regulations at all times in conjunction with the rental and use of the property.
CONSUMABLES:
โค Please acknowledge that from occasionally, we may leave consumables such as condiments or snacks left behind by previous guests, if they are not empty. We try our very best to ensure that it is not expired or stale. HOWEVER, ultimately, it is up to the guests' discretion and inspection to consume these items if they wish. The host does not take any responsibility for the consumables.
PARKING:
โค Driveway and street parking are allowed. You may park on the entire driveway
ADDITIONAL GUEST FEE FOR 4+ GUESTS
โค Our nightly rate includes the first 4 guests. With each additional guest (kids over 2 as well), a $20/night/guest fee will be applied. However, our home can accommodate up to 8 guests.
SECURITY DEPOSIT:
โค The primary guest(s) will be responsible for any excess cost of repair, cleaning or replacement required as a result of damage caused by the guests and their invitees during the stay. The deposit will also be returned so long as following provisions are met during your stay:
1) No damage is done to the house or its contents, beyond normal wear and tear.
2)The primary guest was staying at property during reservation along with other guests mentioned when making reservation. And if the total number of overnight guests do not exceed the number in the agreement.
3) You respect the quiet hours (meaning no calls from police or neighbors).
SUPPLIES
โค We only provide a starter pack of supplies. Guests with longer stays have to buy their own supplies for the remaining days.

โค Our Security company has exterior cameras for monitoring the property.
ALTERATION REQUEST POLICY
Guests must inform us of any alteration requests (shortening stay & decreasing guest count) at least one week before check-in. Regrettably, we will be unable to accommodate late requests. In such cases, we can provide a refund amounting to only 50% of the original refund amount.
