The space

What our guests love about our listing:
- Professionally cleaned and sanitized between each and every guest. We OBSESS over cleanliness and ensure all surfaces have been thoroughly washed and sanitized with disinfectant wipes and all linens and towels are bleached.
- This is a BRAND NEW home built in 2023 with a HUGE owners suite with attached private ensuite, a King Bed & Walk-in Closet!
- Our house features three full washrooms, 2 upstairs and one on the main floor.
- Only a 20 minute drive to Edmonton's world famous - West Edmonton Mall (WEM) and 20 minute drive to YEG Airport
-4 minute drive to Heritage Valley Town Centre

What some of our guests do not love that much about our listing:
-Our home is BRAND NEW construction which is amazing with all new finishes and furniture. However, because it is a brand new neighbourhood as well, there is a bit of construction dust outside and potential construction noise while during the week and daytime hours while the neighbourhood fills out.
-Our home has a separate basement suite with another short term rental unit and is not accessible to our guests. The space is not shared as it is a completely separate unit with it's own entrance and HVAC system.
Our house comfortably sleeps 8 guests with 1 king bed in the master, 2 single beds in the second bedroom, 1 queen bed in the 3rd bedroom upstairs and the 4th bedroom with a Queen on the main floor.
- All beds complete with fresh sheets changed after every single guest.
Complimentary Wi-Fi, Netflix, tea and coffee. The kitchen comes fully loaded with brand new stainless steel appliances such as a microwave, fridge, electric stove and dishwasher along with glasses, mugs, dishes and cutlery.
Once you stay with us, you'll feel like you're simply staying at a home you own!
Guest access
You have full and total access of our guest suite with private entrance during your stay. Feel free to stream Netflix as much as you like, whip up anything you can dream of in our fully stocked chef's kitchen, or jump in your car/take an Uber to Chapelle Shopping Centre - a close by vibrant shopping district in Edmonton!
As a guest of our home, you will have exclusive access to the main floor of the house, which includes four bedrooms, a living room, a full kitchen, and 3 full bathrooms, a private covered patio and the hot tub.
Please note that the basement suite is a separate unit and is not accessible to our guests.
However, you will have access to a detached single car garage, which provides secure and convenient parking for your vehicle. The garage also includes some storage space for your use during your stay.

HOT TUB RULES:
-hours of operation 8 am - 10 pm a night
-hot tub is intended for registered guests only during the duration of their stay
-please use the washroom and shower prior to using the hot tub to minimize amount of deodorant, oils, cream and dirt etc. that end up in the water.
- Please note that bubble bath, soaps, or oils are prohibited from the hot tub. If bubbles are found, a full drain will be required at a cost of $500 plus tax.
-hot tub sessions are to be limited to 30 minutes or less
-only potty trained children should be allowed to use the hot tub
-no glassware in the tub or anywhere near the hot tub area
-please make sure to only wear proper swimwear in the hot tub as regular clothes leach detergents into the water which creates excessive foam.
-no food or other drink permitted in the tub
-do not remove the chlorine or pool monitor from the hot tub
-cover is to be placed back on after each use
*if glass or other debris are found in the hot tub, a full drain and clean will be charged to your damage deposit of $500

To ensure a safe, seamless, and high-quality experience, we kindly require all guests to complete the following quick steps after confirming their reservation:
1. Sign our short-term rental agreement
This is a standard document that outlines the terms of your stay, our house rules, and general policies. It protects both parties and helps us maintain the quality of our homes and guest experiences. The rental agreement will be sent automatically after your reservation is confirmed and can be signed digitally in just a few clicks.
2. Complete ID verification
All guests are required to verify their identity through our secure platform. This one-time step helps us ensure the safety of our community and property, and only takes a few minutes.
3. Choose your damage protection option
You’ll have two options to finalize your booking:
– Pay a $50 CAD non-refundable damage waiver, which provides up to $700 CAD in coverage for accidental damage during your stay.
OR
– Choose a refundable $700 CAD security deposit, which is a pre-authorized hold on your credit card taken 2 days before check-in and released automatically 5 days after check-out, provided there is no damage or violation of house rules.
*Please note: A 2% processing fee is retained by our payment processor, so the refunded amount will be $686 CAD. However, if you cancel your reservation before the deposit is processed, you will not be charged this fee.
*We are an API-connected software host, which means that in accordance with VRBO’s terms of service, we are permitted to implement “offline fees” to offer a security deposit or damage waiver option outside of the VRBO platform. All requirements are clearly communicated and handled securely through our trusted guest portal.

There is keyless entry to the home which a code will be provided to you after you book with us.
