GUEST CODE OF CONDUCT + MUTUAL RESPECT
In order to protect the integrity of our community, and to create the best experience for all our guests who wish to immerse themselves into the local culture, our Guest Code of Conduct is based on mutual respect and is outlined in detail within our rental agreement (which can be accessed and read in full before booking).
The Primary Guest will be required to confirm their acknowledgement and agreement of our Guest Code of Conduct within 7 days of reservation.
We have a strict zero tolerance for violations of our Guest Code of Conduct, and any violations can result in denied entry to or the immediate expulsion of the home and community — without refund. A refundable security deposit of up to $500 will be required from the Primary Guest upon arrival, to be returned after the inspection of the villa is complete following check-out. We reserve the right to charge or hold the security deposit for any damages, for any extra security costs, and for any extra cleaning costs incurred when guests violate our ‘Leave No Trace’ policy.
We believe that establishing this kind of relationship and mutual respect with our guests upfront creates more transparency in the rental process, and only strengthens our mission to give you the best and most authentic Riviera Maya experience possible.

The living space & kitchen areas are perfect for group meals, with open concepts and energy-efficient stainless appliances.
The main kitchen is chef-ready, complete with top-of-the-line cookware, artisan made dinnerware, sommelier approved glassware, and gives unobstructed access to the main exterior living space and pool.
There is a large dining table with seating for 10 people right off the main kitchen, with another smaller dining table with seating for 6 right off the secondary kitchenette.

For your total peace of mind, we also use smart home security technology — the home is protected with state of the art, 24hr smart security cameras at every entrance and a 100% privacy compliant decibel monitoring system that help us to respond to potential disturbances without disrupting your stay.

GUEST ACCESS:
Guests have access to the entire villa for free, as well as our local management team to help with planning your stay.
INTERACTION WITH YOU:
You are always personally greeted upon check-in at the villa, and the home will be thoroughly inspected at check-out to report any damage or lost items.
After your initial encounter, we’re only a phone call/text away and readily available if you need any assistance.
OTHER THINGS TO NOTE:
CHECKING IN + OUT
Our designated check-in time is 4pm and check-out is 10am — local time.
Due to the size of the home, it takes a fair amount of time to perform the enhanced cleaning protocols that our professional crew has in place.
And we sincerely appreciate that all guests leave the home in a ‘Leave No Trace’ state and to make sure they respect and adhere to the check in & out times.

‘Leave No Trace’
This home is very special to us. Although we do not require guests to perform a ‘deep’ clean, out of mutual respect, we do require that guests leave the home as tidy as possible, with all garbage, recycling, and compost being properly disposed of. Also, all cookware must be cleaned and stored back to its original place, with all used dinnerware and glassware placed in the dishwasher. All furniture, linens, and towels must also be put back in their original place.
